Can someone come fix my AC system?
My AC is not working since yesterday i came back from vacation. I submitted a work order yesterday when i hot home, they sent someone but they didn't fix it. I called the company they sent and they told me that more tham likely they couldn't fix it since the price fo fix it was hires than the money property management approves them
Poor service
I was charged somethings that was not there when i moved in.....yes i ticked everything that was on the paper . ..
was happy but when i moved out there charged me things that was not on the paper like bathroom keys which was not given, soap holder was not there...meter number card was not given and Dstv plug was not covered. I regreting my self

If I could give this company a minus star I would because 1 star is too nice. AT&T dug up our backyard and laid fiber optics.
Later that night, our plumbing went crazy. Bubbles in the toilets, sewage in the tubs and sinks. We immediately put in a maintenance request through the portal explaining the plumbing and yard situation. 2 days later a plumber from Null Plumbing comes out and states "we flushed fem products in the toilet".
We explained that wasn't possible as no one in the home has a need for them. The next day, the plumbing once again goes crazy. We put in another maintenance request re explaining the situation with the yard. The same plumber comes out and states "we flushed a baby wipe".
We explain this isn't possible as we have NOT been able to flush ANYTHING. Later that night, the plumbing once again goes crazy and we put in another maintenance request. 1 week later, another plumber comes out and states there's nothing he can do, there is an issue with the main plumbing line and the "backing up" will continue until MAJOR work is done. We contact Property Frameworks and they advise they will have to send someone out to get a quote.
2 days later, the Null team comes to review the ACTUAL problem. We are told by the leasing company, they are getting a second quote because it was too high. 3 days later a second company comes out to assess the drains and yard. Property Frameworks contacts us and lets us know they are waiting on the owner to approve the work.
3 days later the utility company comes out to mark the yard, the same day a second company comes out and states the markings are wrong. This all started Nov. 30, 2020, as of today it still isn't fixed and sewage is still in all of the tubs, drains, sinks, and toilets. The house smells like squatters have been living in it and my family and I have had to stay at a hotel for almost a month.
We requested them to pay for our lodging and give us a refund of Decembers rent as we have been out of a home and the Property Manager Kellie advised "to contact the 3rd party utility company who did the digging to get reimburse for our expenses." and to sweeten the deal, it's Dec. 21st and they took January's rent out TODAY! Unfortunately I have paid my rent up through May 2021 on the portal and can't pull it off or stop them from receiving payment.
I wish I had been as diligent as they were when they put us through all the background checking scrutiny. If I had done my research, I would have never rented this property knowing it was under their management.

I rented a property in Georgetown, TX from Property Frameworks from November 2019 to 2020. Throughout the lease, Property Frameworks was very difficult to deal with, regularly neglected to service problems that posed health and safety hazards, and often misrepresented the truth on issues related to the property and their handling of issues (almost always trying to deflect blame to other entities).
In one of the most significant issues, Property Frameworks had our gas turned off without providing any notification or reason to us (we had been paying them directly for the gas bills, always as soon as they posted), resulting in our losing heat and hot water for 2 weeks in the middle of the winter, which posed severe safety risks to our family, especially our young child.
The chief complaint for this report is for Property Frameworks' wrongful withholding of $890 from our security deposit.
They did not provide any evidence of issues for the items for which they deducted and they have refused to provide documentation after multiple requests for this. Included in those items are $450 of cleaning charges, even though the house was professionally cleaned and left in much better condition than it was when the lease began.
They have regularly tried to place blame for this and other issues on other parties, even when it is very obvious that they are the responsible party.
From online reviews on BBB, Yelp, and Google, it is clear that refusing to refund tenants' security deposits wrongfully and without evidence for alleged "damage" is a common pattern for this company, and I hope that filing reports will help better hold them accountable to ethical business practices so that they don't continue fraudulently taking advantage of renters.

False charges put on our credit
In February of 2019 property frameworks bought our lease. On the last day of January 2019 we got an email on their letterhead say pay a one time fee of 1245.00 to a generic portal that we couldnt get into, said we did not have a lease.
After three days of trying to get into this so called portal it continued to say we did not have a lease. The letter head said property frame works OKC. No phone numbers no address. Letter said new balance to our ledger.
It was not our rent amount and repeated new one time fee. They never sent us anything saying they were the new owners and we googled their so called OKC office and phone number when you call the number it goes straight to a busy signal. We drove up to the so called address and found no property frameworks office. I dont know very many people that are going to pay a random amount of money to a portal with no name on it.
We couldnt talk to anyone or email anyone. So we moved. We were not given the opportunity to pay rent. About two months after we moved we got a nasty letter from their office in Dallas.
We called , the lady we spoke to was very rude, we tried to explain to her what happened. She told us to bad they were going collect. After a year and no communication with them they put on our credit we owe 9233.00. They have ruined my credit and I cant get a hold of anyone to give me a statement as to these charges.
This place is crooked and they ruin good people.
I will be getting an attorney. Terrible language when they do talk to you.

Scammers
They denied our application because of a pet, when it clearly stated from the beginning on our application and in email to them. As well as on their website. So instead of telling us that from then beginning they took our money and ran our credit before denying us because of a pet.

No one should take a lease with Framework properties, you will be bullied from Receptionist to management. Forget about your deposit because you will never receive even 5 percent of it.

VERY UNPROFESSIONAL!!! After living at the house for 5 months the property manager came by the house and started telling us what to do and how to live!!!
The first time he entered the house the property manager said he would not take the dogs making a mess against us because he dropped by unexpected. Then he said we neglected the property so he can enter in as he pleases without notice!! The second time he was coming he said he would give us a hour notice before he arrived & then he decided to come by randomly again and enter in my house without notice.
Now he says he's going to come by randomly every week without any notice! Unacceptable and very unprofessional!!!

Horrible Property Management
*Caution to Property Owners*
We have a few properties in multiple states, this is our 1st in Oklahoma.
Hired this company to manage our property and dropped them as soon as our contract was up. The initial process to get our business was excellent (obviously), but once hired the service was beyond horrible.
They started by charging us over $1k in move-in services that we, in writing, declined and told them not to conduct. After 2 mos of fighting, we received 90% back. We never received an update on our property and didn’t even get a response from the on-site prop manager, N. Moatassem, until after several phone calls and complaints.
Our first update was 4 mos in, which he stated he would be visiting our property to inspect soon. 2 more months went by before we were able to reach him and he texted saying ‘I quit a long time ago and am no longer with Property Frameworks.” Throughout this time, we attempted to reach B. Abbott, area manager, who declined any response. It forced us to contact 2 reps from another state who then facilitated the conversation in getting us an update on our property.
We were put in contact with a M. Winnicki who stated ‘we have hundreds of properties and only 2 managers, we can’t get to your property whenever you need us to.’ Which is odd because their contract states they inspect the property within the 1st year at which point this was month 11. We hired a new property manager who revealed multiple issues with our tenants that were submitted to Property Frameworks, yet they never reported to us to get fixed.
They failed miserably at managing our property. I highly discourage any property owner from using their services.

This is the most worthless group of people I have ever dealt with. They are unresponsive and do not communicate.
They steal your money and then don't hold up their end of contracts! DO NOT RENT WITH THEM!!!!

I stayed there .They Lied about the prices and also they deducted a lot of my money and even now they havent paid up my money This agent is a very bad one they dont care about others they are very very dodgy all of them they keep sending me emails saying i will get my money till today its been months and months imagine throwing your money into scam Agent like that they are very very Wicked!!!

Don't waste your money
After we left out 2 month rental in Arizona our refund check was $110.00 short. The representative apologized saying we were rightfully owed this money.
I was lied to for 2 1/2 months saying the refund is on the way, them completely ignored.
Terrible customer service. Obviously they need the money more than I do.

April 2019. Rented a home in The Colony Texas.
If you are working with a real estate agent, and they show you a home under which you need to apply through property Frameworks, do not do not do not take one step further. Now I'm in a lease that states that if my rent is not paid by midnight on the 1st of every month I will be charged a late fee. For a second month in a row I'm sitting here at 109 in the *** morning trying over and over to pay my rent on their tenant portal, which after selecting Dallas Texas as my area, it sends me to landlord and investor freaking information. I'm trying to pay my *** rent.
This is what you are going to face if you rent or lease a property with these incompetent underpaid people. Do not make the mistake that I did because I'm already screwed for 10 more months and it's only going to get worse. And by the way after you sign your lease you may get an email that says oh we're going to send you air filters and charge you for them and their installation and add it to your rent. And when you object, they tell you, after the fact, that's already included in your lease, when you already signed the lease and this was never brought up.
That's just one of the many many screwed up and unethical practices you will experience dealing with these people. And two months in I still get an email around one a clock every single morning every single night telling me I still have to resign some documents. I had to re-sign my lease at least three times due to the mistakes they made.
I'm angry and I'm tired and I'm going to bed, and my rent still has not been paid. Good luck to you you're going to need it.
Non responsive
The most non responsive leasing company I have ever experienced. Not only do they not respond to requests via email or telephone, the corporate office doesn't answer or return a phone call.
It's a headache dealing with them as a tenant...

Beware of apartments managed by Property Framework in Plano, Texas - managers like Kyle Cefalu, Nick Lianos - have the health department in your state check for hot spots and coronavirus spread in the neighborhood. These property framework agents could care less about your health and safety .
They just want your money, use the tenant portal and write to you on email while waiting forever to get conditions fixed in the apartment.
You, the Tenant are doing their work as property Managers. Shame on Property frameworks that represent slum landlords.
Property Frameworks is a DISGUSTING property Management company for Slum Landlords If you are a real estate investor and use Property Frameworks in Plano Texas, you can be labelled as a Slum landlord. These people are horrible for their Tenants.
The TENANTS manage the property and the "account managers" sends email with third grade english and Ghetto Manners. Property Frameworks should be ASHAMED of themselves for having employees like Scott Heimel and Kyle Cefalu in their Plano office. Two such examples of HORRIBLE employees are Kyle Cefalu of property frameworks in Plano and Scott Heimel. Absolutely atrocious employee, and rude.
The account managers do NOT HAVE REAL ESTATE licenses in the areas that they manage. Check their record - failed real estate sales people because they lack people skills such as Kyle Cefalu, Senior Account Manager at Property Frameworks of Allen Texas and Scott Heimel in their Plano Office. If you have a long term lease with Property frameworks of Plano, TX - terminate it and MOVE. You will save months of aggravation from ghetto employees such as Kyle Cefalu, who hides his photo on Facebook, due to his atrocious rude arrogant communication style.
He thinks he is some british lord instead of a pscyhopath. !! And they made him a senior account manager.

Property Frameworks in Plano Texas office is getting a bad reputation because of its tenant account managers . not clear what type of real estate training or license if any that these account managers based in 5308 West Plano Parkway, Suite100 in Plano, Tx have, if any qualifications.
Property frameworks is focused on landlords, tenants are a dime a dozen and their Property frameworks account managers behave and dutifully follow the rule that "landlords matter, tenants dont." Property frameworks tenants basically do their own property management via the "client portal" that takes weeks to fulfill a service requests, and property managers that may not have even met their landlords or tenants. Property frameworks account managers in Plano are perfect examples of disgusting, disgraceful shameful service to the Texas real estate industry.
